What do the transfer flags in settlement data mean?

A quick guide to the partial_transfer, market_transfer and multi_transfer_mode fields for bulk settlement sales data

Each settlement (sale) record includes three fields that describe the type of transfer: partial_transfer, market_transfer and multi_transfer_mode. The first two are true/false flags. The third uses a short code, MS or MM.

What does partial_transfer mean?

Shows whether the sale covered the whole property or only part of it.

Value Meaning
true Partial sale. Only a share of the property was transferred, e.g. one co-owner's interest.
false Full sale. The whole property was transferred.
blank Not supplied by the state for this record.
What does market_transfer mean?

Shows whether the sale was a normal market sale between unrelated parties (an "arm's length" sale).

Value Meaning
true Regular market sale.
false Not a market sale, e.g. a transfer between related parties, a gift, a transfer under a will, or a transfer with no money exchanged.
blank Not supplied by the state for this record.
What does multi_transfer_mode mean?

Shows whether the sale was part of a transaction involving more than one lot or title, and which kind.

Value Meaning
MS Single title, multiple lots. One title covering more than one lot was sold.
MM Multiple titles. One transaction covered more than one title, e.g. an apartment and a separately titled car space, or several units bought together.
blank Not a multi-lot sale, or not supplied by the state.
Is the sale price split across lots in a multi-lot sale?

No. When multi_transfer_mode is MS or MM, the transfer_price is the total price for the whole transaction and may be repeated on each related record. Don't add these prices together, and take care when comparing them against single-property sales.

Why are some fields blank?

Not every state Valuer-General supplies this information. A blank value means the information isn't available for that state, not that the answer is "no".
