Guide to the Nexus Property Landing Page
The property landing page gives you a more detailed view of the attributes and data that Valocity holds for that property. You can launch our Comparative Market Analysis (CMA) Builder by clicking the “Create Sales CMA” button on the left, or run an iVal Report for the property to get an automated valuation.
Note: Each of these sections can be collapsed if needed, using the arrows at the top right of the tile.
Sidebar:
The sidebar allows you to launch activity related to that property, and represents the first step in the CMA workflow.
If you have not previously started a CMA for the property, the button will be labelled “Create Sales CMA”.
If you have a draft CMA underway for this property, then the button will change to “Continue Sales CMA”. To delete the draft CMA click the “Remove Sales CMA“ button.
If you have finalised a CMA for this property, then the button will change to “Convert to a listing”. To delete the finalised CMA click the “Remove CMA” button.
To confirm property sale or to withdraw the listing, click the corresponding button. You will then be prompted to enter Sale price and Sale date before continuing.
To withdraw a listing select the “Withdraw Listing“ button. You will then be prompted to confirm the withdrawal, as this action can not be undone.
Property Summary:
Property Summary provides key property information including legal description, image(s) of the property, Valocity Estimate Range, and Suburb Sales Range.
Property Location:
Property Location – Aerial and Road map views, Map layers - Property Info, Properties Sold, Area Research, Radius Search.
Radius search:
When you click on the Radius Search button, the Advanced Filters pop up window will appear. The filters let you select the attributes which best match your subject property, with the addition of Radius, and create a list of possible comparable properties. You need to select at least one filter to proceed. You can clear your selections if you need to start again, or select Cancel to close the window.
Documents:
Uploaded or saved Documents relevant to property.

Market History:
Historical record of sale and valuation events relating to the target property.
