Overview

Nexus AI helps you move from research to presentation faster. Instead of starting from a blank page, you can generate clear, professional comparable summaries and CMA commentary within the workflow you already know.

It works natively inside Nexus, so there's no need to switch between tools or copy information across multiple platforms. You get a faster, more consistent way to build high-quality CMAs while still applying your own judgement and expertise.

 

How it works

Once the feature is enabled on your account, you’ll see a dedicated AI toggle in the top right-hand corner of your CMA builder flow. This makes it clear when Nexus AI is active and influencing your recommendations.

AI toggle

When you switch the toggle on, the AI automatically takes over the heavy lifting in the background. It will analyse the subject property and available market data to identify the most suitable comparable sales, prioritising relevance, recency, and data quality. From there, it will generate structured comparable notes that highlight the key characteristics, similarities, and differences for each selected property, helping you quickly validate and refine the suggestions.

In addition to the comparable commentary, the AI also drafts subject property remarks, bringing together the property’s key features, positioning in the market, and overall value story. This includes clear, vendor-ready narrative to help you articulate your rationale and wrap up your CMA with professional, well-structured closing remarks. You retain full control to review, edit, and personalise all AI-generated content before sharing it with your vendor, so you can combine the speed of automation with your own expertise and judgement.

Other information

- If AI Mode is turned off after suggestions were provided, the user needs to remove suggestions manually.

- AI Mode toggle state will be remembered on your next CMA

- If a target property is missing bed/bath values AI mode will not be able to provide suggestions, however if you edit these attributes and refresh via the UI button, the AI Mode will try and fetch comparables.
